Frequently asked questions
How do I find a property?
Use the search box for any part of an owner name, a street address, a legal description, an account number, or a parcel number. Suggestions appear after three characters. Click Search for the full list.
That list stops at the first 100 matches. If the page says it is showing the first 100, the account you want may not be on it. Search the account number from a tax bill, a street name, or a less common part of the owner name.
What is the difference between actual value and assessed value?
Actual value is the assessor’s value for the property. Assessed value is that amount multiplied by the assessment rate for the property class.
Colorado applies one assessed amount to school district mill levies and another to other local mill levies. The account page lists both for each of the last several years. The figures are the county’s. This site does not set the rates.
How current is this data?
The county file on this site was last updated 10/19/2026. That date is the publish label. It does not mean every sale through that calendar day is included.
For a question about a specific account, contact the assessor’s office: Sarah Enders · 970.728.3174 · [email protected].
How do I find recent sales or similar sales?
The Monthly Sales Report lists sales for a month you choose, and it can be saved as a PDF or a CSV file.
Similar Sales, opened from an account, lists sales in the same neighborhood or subdivision, or within a distance you set. The usual starting point is qualified sales from the last two years. If that list says it is showing the first matches only, shorten the distance, shorten the number of years, or leave Qualified only checked.
Can I print or download records?
Open an account and use the property report to save a PDF. The Monthly Sales Report exports one month to PDF or CSV. There is no download of the whole county.
